Does Midfield, Alabama have zoning, and what does it mean for lot size and setbacks?
Yes. Midfield, in Jefferson County, adopts its own zoning ordinance for land inside city limits1. The rules vary by district, and the code sections we reviewed do not all show the district name, so confirm your parcel's district with City Hall before you buy4.
In the district governed by Section 4.04, the minimum lot is 1.0 acre with 100 feet of width at the building line8. Yards there are 50 feet front, 50 feet rear and 15 feet side9, and the minimum building floor area is 1,600 square feet10.
In the district governed by Section 5.04, the minimum lot is 15,000 square feet with 100 feet of width11. Setbacks are 35 feet front, 35 feet rear and 15 feet on each side12, and a one-story home needs 1,200 square feet13.
The district governed by Section 6.04 uses 35-foot front and rear setbacks and 10 feet on each side14. Maximum building height is 35 feet in the Section 4.04 district15.
Do you need a building permit in Midfield, and who issues it?
Midfield City Hall issues building permits inside the city. Its permit page says permits must be obtained for construction, reconstruction, renovation, additions and repairs to residential or commercial structures, and the page also lists fences, pools, accessory structures, roofing, signs and electrical, plumbing, gas and HVAC work2.
A building permit application should include two complete sets of plans and a plot plan, plus the health department approval or sewer impact receipt2. Call Midfield City Hall at 205-923-7578 for submittal requirements and the fee schedule, because the city's page does not publish fees2.
We could not confirm Midfield's inspection rules, certificate-of-occupancy rules or any owner-builder provision in the city's own code. Ask City Hall. Alabama's licensing exemption for owners who act as their own contractor on a one- or two-family home for their own use is a state rule and does not say how Midfield issues permits6.
How do septic permits work inside Midfield?
Septic permits for Midfield addresses come from the Jefferson County Department of Health, which handles on-site sewage permitting and inspections across Jefferson County, including inside Midfield city limits3. The city does not issue them.
The county process starts with a soils evaluation and an onsite sewage permit application with a plot plan, and the building permit follows only after the health department issues the septic construction permit16. Midfield's own permit page asks for health department approval or a sewer impact receipt with a building permit application2.
Where public sewer is not available, Midfield's zoning code requires the minimum lot size set by the Jefferson County Health Department to be met17. For fees, repairs and maintenance, call the Community Environmental Protection Division at (205) 930-123016. Conventional drain fields rate well in only part of Jefferson County: about 24.1% of soils are rated not limited for them, so expect a site evaluation18.
Can you live in an RV or tiny home in Midfield?
We could not confirm a Midfield rule on living in an RV, camping or a tiny home inside city limits, so ask Midfield City Hall at 205-923-7578 before you plan on it2.
Jefferson County's RV and tiny-home rules, including the one-year RV stay while building a home, apply to unincorporated land only19. Do not assume they apply inside Midfield.
Manufactured homes are covered by the city's code. Midfield requires at least 500 square feet and two off-street parking spaces per home, and each home must be adequately vented and completely skirted within 30 days after it is moved onto a lot5. Installation follows the Standard Building Code, Appendix H, or amendments20.
Building a home in Midfield: the steps, in order
- Confirm the parcel's zoning district with Midfield City Hall, then check its lot size, setbacks and minimum floor area4.
- Check whether the lot is in a special flood hazard area; if so, new homes must have the lowest floor at or above base flood elevation7.
- If public sewer is not available, get a septic permit from the Jefferson County Department of Health16.
- Bring the plans, plot plan and health department approval or sewer impact receipt to City Hall for a building permit2.
- Add separate permits for electrical, plumbing, gas and HVAC work, which must be done by certified people2.
What stays with Jefferson County, and what to check before you buy in Midfield
Septic permits stay with the Jefferson County Department of Health3. If your driveway meets a road the county maintains, the county's Department of Roads and Transportation takes access applications, including for roads inside municipalities21. We could not confirm Midfield's own driveway rules.

Budget for taxes using the county figures: Jefferson County's effective property tax rate is 0.6%23.
Watch-outs
- Midfield's code excerpts we reviewed do not show district names for several dimensional sections, so the same street can fall under a different lot size, setback or floor-area rule than a neighbor's; get the district from City Hall in writing4.
- We could not confirm Midfield's rules on RVs, tiny homes, accessory dwellings, short-term rentals or private wells; ask Midfield City Hall at 205-923-75782.
- Jefferson County's building, zoning and RV rules cover unincorporated land only; the county's rules are not Midfield's22.

- Share of soils USDA rates "not limited" for a conventional septic drain field (SSURGO). A strict rating: the median county is about 6% and a tenth of counties are 0%, so a low figure means most lots need a site evaluation or an engineered system, not that septic is impossible.
