Does Indialantic, Florida have zoning, and what does it mean for RVs and tiny homes?
Yes. The Town of Indialantic adopts its own district regulations in Chapter 113 of its Land Development Code, so zoning inside town limits is decided by the town rather than Brevard County1. Brevard County's zoning map and rules cover only unincorporated land11.
RVs are the clearest limit. Inside the Town of Indialantic, an RV parked or stored on a lot cannot be used for residential, office or commercial purposes, and trailer parks are not permitted3. Accessory buildings and sheds may not be used as living quarters, and an accessory building needs an existing primary structure first8.
We did not find a tiny-home provision in the town's code, so a tiny home has to meet the minimum living area for its district (see below). Ask Town Hall before planning one12.
How big must a home be, and what lot rules apply in Indialantic?
The residential districts set a floor on house size. A dwelling in R-1-A must have at least 1,950 square feet of living area5. In R-1-B the minimum is 1,750 square feet6. In the R-2 Duplex district a single-family home needs 1,350 square feet and a duplex unit 1,000 square feet7.
The three districts share the same lot standard: a minimum lot area of 10,000 square feet, with 100 feet of depth and 100 feet of width at the building line13. Setbacks are 25 feet in front, 10 feet on an interior side and 20 feet in the rear14. Buildings other than accessory uses top out at 30 feet and two stories15.
Vacation rentals and bed and breakfasts are listed as prohibited uses in R-1-A, R-1-B, R-2 and R-P, so an investment plan built on short-term rentals needs a different district or a different town9.
Do you need a building permit in Indialantic, and who issues it?
Yes, for at least accessory buildings. The Town of Indialantic's code requires building permits for any accessory building, accessory structure or utility shed in a residential district2. A certificate of occupancy or certificate of completion follows the final inspection16. Inside town limits the permit comes from the town, not from Brevard County's Planning and Development Department, whose building permit rules address unincorporated areas17.
Florida's statewide building code applies to residential construction everywhere in the state18. We could not confirm the town's full permit scope, fees or application process, or whether the town offers an owner-builder path, so call Town Hall before you buy or design anything12. Manufactured homes installed or replaced in flood hazard areas are inspected by the town's floodplain administrator19.
How do septic permits and wells work in Indialantic?
Septic is not decided by the town. Florida requires a permit to install, replace, repair, modify or abandon an onsite sewage system20, and in Brevard County the Florida Department of Health in Brevard County handles the permitting and inspection421. Whether a given Indialantic address must connect to sewer, or may keep or build a septic system, is not something we could confirm; ask Town Hall and the health department before you rely on a septic plan.
Soil matters here. About 0% of Brevard County soils rate as not limited for a conventional drain field, so conventional fields rate poorly and a site evaluation or an engineered system is likely22.
Wells need a permit as well. A Florida Licensed Water Well Contractor submits the application to DOH-Brevard through SJRWMD's ePermit10.
Building a home in Indialantic: the steps, in order
- Confirm the zoning district of the lot with the Town of Indialantic and read the district's minimum living area, lot and setback rules112.
- Ask Town Hall for the building permit requirements, fees and application process for a new house, since we could not confirm them12.
- Check flood hazard status, because floodplain rules drive inspections and installation requirements for manufactured homes19.
- Get septic approval or sewer availability confirmed with the Florida Department of Health in Brevard County21.
- Apply for a well permit through a licensed well contractor if the lot is not on public water10.
- Finish with the final inspection and a certificate of occupancy or completion16.
What stays with Brevard County, and what to check before you buy in Indialantic?
Septic permits and well permits come from the Florida Department of Health in Brevard County, whether the lot is inside the town or not410. For land outside town limits, the county's own building and zoning rules apply instead; see the Brevard County page.
For budgeting, Brevard County's effective property tax rate is 0.7% and the median annual bill is about $2,1392324. A typical home in Brevard County carries about $3,277 a year in home insurance25. Check flood zone and elevation before you commit, because floodplain inspections apply inside town19.
Watch-outs
- RVs cannot be lived in on any Indialantic lot, and an RV of 40 feet or less may only be parked behind the front structure line with no utility hookup beyond charging batteries3.
- Brevard County's tiny-house-on-wheels permit applies to unincorporated land, not to lots inside the Town of Indialantic; we found no tiny-home rule for the town, so ask Town Hall first2612.
- We could not confirm the town's building permit fees, application steps or sewer-connection rules; call Town Hall and the Florida Department of Health in Brevard County before relying on a plan1221.

- Share of soils USDA rates "not limited" for a conventional septic drain field (SSURGO). A strict rating: the median county is about 6% and a tenth of counties are 0%, so a low figure means most lots need a site evaluation or an engineered system, not that septic is impossible.
