Does Dania Beach have zoning, and what does it mean for RVs and mobile homes?

Dania Beach, Florida has its own zoning. The city administers its own zoning districts under Chapter 28, its Land Development Code1. The City of Dania Beach Planning & Zoning Division reviews proposed development against that code8.

RVs are the sharpest limit. On residential property in Dania Beach, an RV may not be occupied or hooked up to utilities beyond minor or emergency repairs and battery recharging, and it may be used as a temporary residence for no more than 48 hours, only in an emergency and only on the owner's property4. Mobile living units cannot be rented for vacation, short-term or long-term stays4.

Mobile homes on a chassis without a permanent foundation are also barred: Dania Beach does not allow a mobile home to be parked or stored in a residential district5. We did not confirm the city's rules on tiny homes or accessory dwelling units, so ask the Planning & Zoning Division before you plan either8.

What are the lot and building rules in Dania Beach's Neighborhood Residential district?

Rules in Dania Beach vary by district, so check your parcel's district first. In the NBHD-RES Neighborhood Residential District, buildings are limited to two stories and 25 feet, with exceptions in section 302-206. At least 37 percent of the lot must stay pervious open space9.

If the 15-foot built-to-line does not apply to the block, a new building sits at least 15 feet from the street line10. Interior side setbacks in NBHD-RES are 7 feet for the principal building and 5 feet for accessory buildings, and rear setbacks are 15 feet and 5 feet10. We did not confirm minimum lot size or minimum home size for the city's other districts; the Planning & Zoning Division can say8.

Do you need a building permit in Dania Beach, and who issues it?

Dania Beach issues its own building permits through the City of Dania Beach Building Division, which processes building permit applications, reviews plans and conducts inspections for new construction, additions and remodeling2. Inside city limits, that city office is the one to call, not Broward County's unincorporated-area building office.

We did not confirm the city's exact permit exemptions or fee schedule, so ask the Building Division what your project needs before you start2. Florida allows an owner to act as their own contractor on certain construction on their property11; ask the Building Division whether your project qualifies and what disclosure it requires.

How do septic permits work inside Dania Beach?

In Broward County, a person may not construct, repair, modify, abandon or operate a septic system without a permit3. The Florida Department of Health in Broward County handles septic permitting and inspection12, and it also permits water wells7. City limits do not move septic to the city, so Dania Beach addresses on septic still use the county health office13.

Soil matters: Broward County's soils rate as limited for conventional drain fields, so expect a site evaluation and often an engineered or mound system rather than a standard field14. Whether your Dania Beach lot has public sewer available is something we could not confirm; ask the Building Division and the health department before you buy.

What about flood rules in Dania Beach?

Development in flood hazard areas inside Dania Beach falls under Chapter 12, Flood Damage Prevention15. When a manufactured home is placed, a certification of the lowest floor's elevation must be submitted to the building official15. The building official inspects manufactured homes installed or replaced in flood hazard areas16.

  3. If the lot is not on public sewer, apply for a septic permit from the Florida Department of Health in Broward County3.
