Does McCullom Lake, Illinois have zoning?
Yes. The Village of McCullom Lake adopted its own zoning, with residential districts R-1, R-2, R-3, R-5 and R-61. Its R-1 district applies only to existing lots that were subdivided and zoned when the village incorporated1. Zoning inside the village is the village's decision, not McHenry County's: the county's zoning ordinance excludes land in municipalities that have adopted their own11.
District rules differ, so check yours. In R-1, a lot needs at least 6,250 square feet and 70 feet of width at the building line6. In R-2 it is 10,890 square feet and 75 feet12. In R-3 it is 20,000 square feet and 100 feet13. Front yards are at least 30 feet in R-1, R-2 and R-3789. One-family dwellings are capped at 25 feet and 2½ stories10.
What is the minimum house size in McCullom Lake?
Minimum sizes are set by district. In R-1, a one-story home needs 850 square feet on the ground floor and a two-story dwelling needs at least 2,000 square feet of living space5. In R-2, a one-story home needs 1,800 square feet and a multi-story home 2,20014. In R-3, the figures are 2,000 and 2,400 square feet15. Floor area ratio also caps building size: 0.3 in R-116 and 0.2 in R-2 and R-31718. These are large minimums for tiny homes; we found no village tiny home provision and could not confirm one, so ask the village hall before planning one.
Do you need a building permit in McCullom Lake, and who issues it?
We could not confirm the Village of McCullom Lake's building permit rules or fees. The village zoning code refers to a Village Building Inspector, so the village, not the county, is the place to ask. Call the Village of McCullom Lake village hall before you start work.
The McHenry County Building Division issues building permits only for unincorporated land. Its own page tells people inside village limits to contact that village's building division or administrative offices4. Illinois itself does not issue building permits for private construction; any requirement comes from the local government19. Statewide baseline building codes took effect in 202520.
Can you live in an RV or camp in McCullom Lake?
Only briefly. Under the village code, camping or sleeping in a tent, RV, camper or travel trailer is allowed for three nights in any 30-day period, and only on lots with a habitable primary residence2. A village permit can extend this to seven nights in any 30-day period and 21 days per calendar year, if you owe the village nothing and have no prior complaints2. RVs must sit wholly within the driveway2. Tent camping is allowed only in the rear yard21.
Living in an RV on an empty lot while you build is therefore not allowed under this rule. Inside a mapped 100-year floodplain, an RV on site more than 180 days is treated like a building22.
How do septic permits work in McCullom Lake?
A septic permit is required before a system is installed, repaired, extended, replaced or abandoned anywhere in McHenry County3. The McHenry County Department of Health reviews the application; the county's septic ordinance covers the whole county, not just unincorporated land23. Systems must be installed by a licensed contractor, and a new-home site first needs a soil boring report from a certified soil classifier24. Whether the village has a public sewer connection requirement is unconfirmed; ask the village hall. USDA rates only 2.5% of McHenry County's soils as not limited for a conventional drain field25, so expect a site evaluation and possibly an engineered system.
Building a home in McCullom Lake: the steps, in order

- Ask the village hall which building permit and inspections apply; we could not confirm them.
- Check whether your lot is in a 100-year floodplain; the village has special rules there22.
- If you need a septic system, get a county site evaluation and permit from the McHenry County Department of Health3.
- For a well, Illinois requires a permit from the Illinois Department of Public Health or an approved local health department before work begins26.

- Share of soils USDA rates "not limited" for a conventional septic drain field (SSURGO). A strict rating: the median county is about 6% and a tenth of counties are 0%, so a low figure means most lots need a site evaluation or an engineered system, not that septic is impossible.
