Does Jamesburg, NJ have zoning, and what does it mean for lot size and setbacks?
Yes. The Borough of Jamesburg adopts and administers its own Land Development/Zoning Ordinance, with zoning districts and a zoning map3. Middlesex County does not zone; New Jersey counties have no zoning authority, so the borough's ordinance is the rule for every lot inside Jamesburg10.
In the R100 Residential-Single Family zone, a single-family lot needs 10,000 sq ft of area, 65 ft of width and 100 ft of depth7. Required yards in R100 are 25 ft in front, 12 ft on each side (24 ft combined) and 30 ft in the rear11. Buildings may cover 25% of the lot and impervious surface 40%12, and height is capped at 2½ stories or 35 ft13.
New single-family lots in the R75 zone also need 10,000 sq ft14. Other districts carry different standards, so confirm the zone of a specific parcel with the Zoning/Housing Department8.
Do you need a building permit in Jamesburg, and who issues it?
Yes. New Jersey's Uniform Construction Code makes it unlawful to construct, enlarge, alter or demolish a structure without first applying for and obtaining a permit; ordinary maintenance is excepted1.
Jamesburg has transferred administration and enforcement of the Uniform Construction Code to the state Department of Community Affairs2. The borough's construction office page describes DCA Construction serving Jamesburg and Helmetta, so permit applications go through that office rather than a borough-run building department5. On days the office is not staffed, the page directs callers to the DCA Southern Regional Office in Hammonton5.
Zoning approval is a separate step: Jamesburg requires a zoning permit before a use starts or a structure is built, altered or installed15. A construction permit cannot issue until the required local approvals are in place16. The borough's own code did not state a general building-permit procedure we could confirm, so call the construction office before filing5.
How do septic permits and sewer connections work in Jamesburg?
Septic approval in Middlesex County comes from the Middlesex County Environmental Health Division: its septic program page states that all septic work requires its approval4. New Jersey law also bars a building permit until the board of health certifies the proposed water supply and sewerage facilities, and requires a board of health inspection before a septic tank or field is covered1718.
Inside Jamesburg, the borough's sewer code requires buildings in the area served by the sewerage system to connect, and existing septic tanks and cesspools must be discontinued when connection is required6. After the borough gives official notice that the sewer is complete, the connection deadline is 6 months6. A sewer connection also needs a permit from the Inspector of Sewers15.
For a lot the sewer does not serve, expect a site evaluation: in Middlesex County, 0% of soils rate as not limited for a conventional drain field, so engineered systems are common19.
Can you live in an RV or tiny home in Jamesburg?
We could not confirm a borough rule on living in an RV, tiny home or other temporary dwelling on private land in Jamesburg, and no rule on temporary camping. Do not assume the absence of a rule means permission: Jamesburg zones all land inside the borough3, and a zoning permit is required before a use begins15.
Ask the Zoning/Housing Department in writing before buying a lot for this purpose8.
For a factory-built home, New Jersey limits HUD manufactured homes to single-family dwellings (use group R-5) and places oversight of their installation with the federal government20. Whether a given Jamesburg zone allows one is a zoning question for the borough.
Building a home in Jamesburg: the steps, in order
- Confirm the zone and lot standards with the Zoning/Housing Department, then obtain the zoning permit the borough requires before construction starts815.
- Check floodplain status. In a borough area of special flood hazard, a development permit is required before construction begins21.
- Settle sewer or septic. If the sewer serves the lot, plan to connect6; otherwise get approval from the Middlesex County Environmental Health Division4.
- File the construction permit with the DCA construction office serving Jamesburg; the application is acted on within 20 business days522.
- Schedule inspections. Give at least 24 hours of written notice, and expect the inspection within 3 business days unless a later time is agreed23.
- Finish with a certificate of occupancy. A new building cannot be used or occupied until the construction official issues one24. An owner who builds their own home must file an affidavit first9.
What stays with Middlesex County, and what to check before you buy in Jamesburg
Septic approval stays with the Middlesex County Environmental Health Division4. County planning board review applies to subdivisions and site plans, especially those affecting county roads or drainage, and it does not replace the borough's own approvals25. The county's rules for unincorporated land are on the Middlesex County page; they do not govern lots inside Jamesburg.
Before you buy, check four things: the lot's zone and lot-width and yard standards8; whether the parcel is in a flood hazard area21; whether the sewer serves it6; and whether a driveway or access reaches a State highway, which requires an access permit from the state26. Middlesex County's effective property tax rate is 2.2%27.
Watch-outs
- Jamesburg rents must be inspected before tenant occupancy: the owner applies in writing to the Construction Code Official28.
- Owner-builders are not exempt from permits: the state's personal-use exemption concerns builder registration and warranty coverage, not construction permits or inspections29.
- We could not confirm the borough's rules on private wells, accessory dwellings, minimum dwelling size or short-term rentals; ask the Zoning/Housing Department8. For a well, state rules require a DEP drilling permit and a well construction permit from municipal or county health officials30.

- Share of soils USDA rates "not limited" for a conventional septic drain field (SSURGO). A strict rating: the median county is about 6% and a tenth of counties are 0%, so a low figure means most lots need a site evaluation or an engineered system, not that septic is impossible.
