Does the Town of Lakeside, Texas have zoning?

Yes. The Town of Lakeside has its own zoning code, Chapter 151 of the town code, and it applies to land inside Lakeside town limits2. That is different from unincorporated Tarrant County, which has no county zoning4.

Dimensions depend on the district. In the R1 Single-Family District, lots must be at least 15,000 square feet, 85 feet wide and 100 feet deep5. Setbacks are 25 feet in front, 10 feet in the rear and 20 feet on a street side, with 10 feet on one interior side and 15 feet on the other8. R1 lot coverage tops out at 50 percent9, buildings are limited to 35 feet10, and a principal dwelling needs at least 1,500 square feet on the ground floor6.

Lakeside also has an MH district for HUD Code manufactured homes, which are developed as a manufactured home subdivision7. Driveways on MH sites must be all-weather, dust-free construction11. We could not confirm Lakeside's rules for living in an RV, tiny homes, accessory dwellings or short-term rentals; ask Town Hall before you buy.

Do you need a building permit in the Town of Lakeside, and who issues it?

Yes. Lakeside requires a building permit before any building or structure is erected, moved, added to or structurally altered inside town limits, and a permit can issue only in conformity with the zoning chapter1. The site must be a platted lot approved by the town and filed with the Tarrant County Clerk1. A permit lapses if work has not begun within six calendar months of issuance1.

Applications need plans in triplicate, drawn to scale12. The town's building official reviews each application for compliance with Lakeside's codes, and permit fees are due when the permit is issued13. Non-residential buildings also need a certificate of occupancy before use14.

The county's answer is different and applies only outside town limits: Tarrant County does not issue building permits or certificates of occupancy for residential homes in unincorporated areas15. Inside Lakeside, the town handles building permits. We could not confirm which construction-code edition Lakeside has adopted or its fee amounts; call Town Hall.

How do septic permits work inside the Town of Lakeside?

Septic permits for Lakeside addresses come from Tarrant County, not the town. The county Engineering Department lists Lakeside among the cities where it regulates on-site sewage facilities3. The county's OSSF program requires a permit for all new construction and when renovations significantly change square footage or water flow16.

Texas also lets a single-family home on a tract of at least 10 acres seek an exemption from septic permitting, but only if every TCEQ condition is met17. Lakeside's lots are platted and zoned, so confirm with the county's OSSF program before assuming that applies. Typical conventional drain-field soils are limited: about 16 percent of Tarrant County soils are rated not limited, so expect a site evaluation18.

Building a home in the Town of Lakeside: the steps, in order

  1. Confirm the lot is a platted lot approved by the town and filed with the Tarrant County Clerk1.
  2. Check the lot's zoning district in Chapter 151, including the lot size, setbacks and minimum floor area2.
  3. Contact the county OSSF program about the septic permit3.
  4. Submit the building permit application to Town Hall with plans in triplicate, drawn to scale12.
  5. Pay permit fees when the permit is issued13.
  6. Begin work within six calendar months or the permit expires1.
  7. Schedule inspections through the town's contract inspector13.
