Building inside Trenton, Georgia city limits requires a city building permit, and the city's own zoning ordinance applies12. Septic permits for new construction, in most cases, come from the Dade County Health Department rather than city hall3. Unincorporated Dade County outside the city has no county zoning and no county building permit45.

Do you need a building permit in Trenton, GA?
Yes. Trenton's zoning ordinance makes it unlawful to excavate or fill a lot, begin construction, or move or alter a building inside city limits without a permit from the city building official1. The application needs one complete set of scaled plans, and the permit lapses if work does not start within six months1.
The city's rule stops at the city line. In unincorporated Dade County the county does not require a building permit, though it does require an electrical permit for new construction513. For land outside Trenton, see the Dade County page. We could not confirm which building code Trenton enforces or how its inspections work, so ask city hall before you draw plans14.
Who issues building permits in Trenton, and how do you reach them?
The City of Trenton issues building permits through its building official1. The city's permits page does not list a separate codes counter, so start at City Hall, 12882 N Main St., phone 706-657-416714. Ask for the building official and the zoning administrator.
Two things do not come from city hall. The Dade County Commission Office issues the electrical permit for new construction at 706-657-46253, and the Dade County Health Department handles septic15. The city's fee schedule was not available to us, so ask city hall what a permit costs.
Does Trenton have zoning, and what does it mean for RVs, lot size and setbacks?
Trenton has its own zoning ordinance, adopted by the city commission in 1996 and amended since, with an Official Zoning Map certified by the city clerk26. Districts are R-1, R-A, R-2, R-3, R-4, R-5, B-1, B-2, B-3, M-1 and B-R6.
In the R-1 residential district, a one-family dwelling needs at least 800 sq ft of living space10, a lot of at least 10,000 sq ft and 100 ft wide11, and no more than 25 percent lot coverage16. Height is capped at 2.5 stories17. Setbacks are 35 ft in front, 10 ft on one side, 25 ft for both sides combined, and 25 ft in the rear18. In R-A, a farm, nursery or truck garden needs at least 5 acres19. Other districts have their own tables; read Appendix A of the city code or ask city hall.
How do septic permits work in Trenton, GA?
For new construction in Trenton that is not on public sewer, the city says a septic system permit comes, in most cases, from the Dade County Health Department37. Georgia requires the County Board of Health to find the site suitable before it issues a construction permit20. No one may begin development of a lot where a septic system will be used until that permit is issued21.
If public sewer is available, the state manual requires connection when sewer is within 200 feet of the property line or in an abutting public right-of-way22. Which streets in Trenton have sewer is a question for the city utility department and the Dade County Water & Sewer Authority23. Call the health department's Environmental Health office at (706) 657-421315.
Can you live in an RV, manufactured home or tiny home in Trenton?
Travel trailers used for living inside Trenton need a temporary building and placement permit, valid for one year from issuance8. City and health department sanitary, water and sewage rules still have to be met8. Campers and travel trailers not used for living are exempt from that section8.
Manufactured homes outside parks are allowed only in R-2 residential districts, must have a permanent foundation and a width of at least 16 ft, and need a placement permit before they are occupied9. We did not find any tiny-home provision in the city's zoning, so ask city hall how a tiny home would be classified before you buy.
Building a home in Trenton: the steps, in order
- Confirm the parcel is inside Trenton city limits, and find its zoning district on the Official Zoning Map from the city clerk6.
- Check the district's minimum home size, lot size and setbacks in Appendix A of the city code2.
- Ask the Dade County Health Department whether the lot is on sewer or needs a septic permit7.
- Apply to the city building official with one complete set of scaled plans1.
- Get the electrical permit from the Dade County Commission Office3.
- Start work within six months of the building permit1.
- Get the septic system inspected before it is backfilled or used24.
What stays with Dade County, and what to check before you buy in Trenton
Septic permits and well notifications for every address, city or not, run through the county health department3. Georgia requires a well contractor to notify the county health department before drilling25. Georgia does not require a license to build your own home, but local codes and permits still apply12.
Before you buy, confirm whether the lot sits inside or outside city limits, because outside Trenton the county has no zoning and no building permit4. Dade County's effective property tax rate is 0.6 percent26. About 19 percent of the county's soils are rated not limited for a conventional septic drain field, so expect a site evaluation27. Land outside the city is covered on the Dade County page.
Watch-outs
- The city says a septic permit is needed in most cases, not all, and the exceptions are not listed; confirm with the Dade County Health Department7.
- We could not confirm Trenton's building code, inspection process, certificate of occupancy rules or permit fee schedule; ask City Hall14.
- Manufactured homes are limited to R-2 districts, so a lot in another district may not allow one9.

- Share of soils USDA rates "not limited" for a conventional septic drain field (SSURGO). A strict rating: the median county is about 6% and a tenth of counties are 0%, so a low figure means most lots need a site evaluation or an engineered system, not that septic is impossible.
