Peachtree Corners, Georgia (Gwinnett County) has its own building staff and its own zoning ordinance, so Gwinnett County's unincorporated-area rules do not apply inside city limits. The city's building office reviews plans and issues building permits1, the city sets zoning2, and septic permits come from the county board of health under state rules3.

Does Peachtree Corners, GA have zoning, and what does it mean for RVs, tiny homes and lot size?
Yes. Peachtree Corners adopts its own zoning ordinance, and the city handles rezonings and special use permits through hearings before the Planning Commission and City Council2. The city's planning office describes zoning as governing "the specific use, height, area of land, and density of development allowed on a property"9.
Lot size depends on the district. In R-100, the minimum lot is 15,000 square feet with sewer and 25,500 square feet with septic, and the Gwinnett County Health Department may require a larger lot for a septic tank4. In R-ZT, the minimum lot is 4,000 square feet10.
Minimum home size also varies: 1,400 square feet in R-100, with a Special Use Permit route for 1,000 to under 1,400 square feet5. Manufactured homes are excluded from R-100 single-family use7.
For RVs, Peachtree Corners restricts parking and storage on residential lots to a carport, enclosed structure or paved rear yard, with an exception for visiting campers parked in a driveway 4 times a year for up to 7 days each6. We found no rule that allows living in an RV on a residential lot; ask the planning office before you rely on one. Camping on streets, sidewalks and public rights-of-way is unlawful11. We found no tiny-home provision in the city's code; Georgia treats a site-built or modular tiny home as an ordinary dwelling that local zoning must approve for siting12.
Do you need a building permit in Peachtree Corners, and who issues it?
The City of Peachtree Corners issues building permits inside city limits, not Gwinnett County. The city's building staff "reviews building plans and inspects all residential and commercial structures built or remodeled within the city"1. Georgia's statewide construction codes apply to every structure whether or not a local government enforces them, and each local government sets its own permit procedures13.
The city's guidance says building permit applications are required for installations regulated by the Georgia State Minimum Building Codes14. Properties in the Chattahoochee River Corridor face different permitting procedures14. We could not confirm the city's full list of exempt work or its fee schedule here; call the building inspector at 470-395-702714.
Georgia does not require a license to build your own home, but that exemption does not waive local codes, permits or inspections8. Whether Peachtree Corners offers an owner-builder permit path like the county's is unconfirmed; ask the building office.
How do septic permits work inside Peachtree Corners?
Septic permits are not a city function. Georgia gives county boards of health the job of permitting and inspecting onsite sewage systems under Department of Public Health rules3. In Gwinnett County, that is the Gwinnett Environmental Health Department, part of GNR Health15.
A board of health must find the site suitable before it issues a septic construction permit, and the permit is valid for no more than 12 months16. GNR Environmental Health requires a Level 3 soil report before permitting new systems, repairs and qualifying additions17.
Georgia requires connection to public sewer when a system is available within 200 feet of the property line or abuts the property, which can rule out a new septic system18. We could not confirm the city's own septic rules or where sewer is available for a specific lot; call Gwinnett Environmental Health19.
Building a home in Peachtree Corners: the steps, in order
- Confirm the lot's zoning district and minimum lot size with the city's planning office9.
- Check whether the parcel lies in the Chattahoochee River Corridor, which changes the permitting procedure14.
- If sewer is not available, get a Level 3 soil report and a septic permit from Gwinnett Environmental Health17.
- Submit plans for building permit review; the city accepts permit applications Monday through Friday, 9 AM to 4 PM, and offers electronic plan submittal20.
- Request inspections during construction, and finish with a certificate of occupancy20.
What stays with Gwinnett County, and what should you check before you buy in Peachtree Corners?
Gwinnett County's building and zoning rules apply to unincorporated land, not to land inside Peachtree Corners21. For land outside city limits, see the Gwinnett County page.
Check the floodplain. Inside Peachtree Corners, new construction in the future-conditions floodplain must have its lowest floor at least 3 feet above base flood elevation, or 1 foot above the future-conditions flood elevation, whichever is higher22.
Check driveways and parking. Driveways in residential districts must be at least 10 feet wide at the right-of-way line, and parking is limited to paved driveways, carports and garages23.
Taxes are county-level: Gwinnett County's effective property tax rate is 1%24.
Watch-outs
- Peachtree Corners' R-100 district excludes manufactured homes, and the city requires a decal for a manufactured home that stays in the city for more than a week7.
- Do not assume Gwinnett County's building permit exemptions apply inside city limits; we could not confirm the city's owner-builder rules or fee schedule, so ask the city building office1.
- Visiting campers may park in a residential driveway only 4 times a year for up to 7 days each, and RV parking on residential streets is limited to 1 hour6.
