The City of Tifton, Georgia adopts its own zoning and requires building permits for new construction, renovations and additions inside city limits12. The city's Building and Permitting division issues those permits3. Septic permits and site evaluations in Tift County come from the county health department's Environmental Health office, not the city4.

- Power Bluetti Solar generators and home battery backup for living off the grid.
- Septic Soil percolation test kit Run your own perc test before paying an engineer — the first thing a septic office asks about.

Does Tifton, Georgia have zoning, and what does it mean for lot size and setbacks?
Yes. Tifton adopts and administers its own Land Development Code with zoning districts that apply within city limits only1. The published districts are SA, R20, R-14, R12, R10, R8, MR, RP, NC, GB, CD, WLI, HI, PDR and PDO8.
Lot size depends on the district. R20 requires 20,000 square feet and the SA agricultural district requires 3 acres, while R8 allows 8,000 square feet5. Setbacks (front/side/rear) are 30/10/30 feet in R20 and 40/20/40 feet in SA9. Building height tops out at 40 feet in R20 and SA10, and impervious coverage is capped at 50 percent in the SA and single-family residential districts11.
We could not confirm Tifton's rules for RVs, tiny homes, accessory dwellings or minimum house size. Ask Planning & Zoning with the parcel's address before you plan around any of them12.
Do you need a building permit in Tifton, and who issues it?
Yes. Tifton's Building and Permitting division reviews plans and issues permits for new construction, renovations and additions inside the city23. The same division conducts the inspections that follow13.
Applications and plans go by email to the permits address listed below, and the city publishes a homeowner affidavit, permit application and fee schedule on its permit page1415. We did not read the fee amounts, so check the fee schedule before budgeting.
These are the city's rules. Land outside Tifton city limits falls under Tift County, where Tift County Community Development Services handles permits for the unincorporated area16.
How do septic permits work in Tifton?
In Tift County, septic permits, site evaluations and inspections come from Tift Environmental Health under the Georgia Department of Public Health, not from a city office4. Georgia requires an onsite sewage construction permit before a system is built, repaired or added to, and the site must be found suitable first17.
Whether a particular Tifton address must connect to city sewer instead is something we could not confirm; the city's utility rules were not available to us. Ask the city's Building and Permitting division, then Environmental Health, before buying a lot that is not already served318.
County soils are a reason to ask early. Only about 4.3% of the county's soils rate as not limited for a conventional drain field, so expect a site evaluation and possibly an engineered system19.
Can you live in an RV or tiny home in Tifton?
We could not confirm Tifton's rules for living in an RV, a tiny home or a temporary camp on a lot. The city's use tables and supplemental standards were not fully reviewed, so do not assume either answer.
Tift County's rules do not fill the gap. The county's published RV rule covers recreational vehicles in a county RV park, and says nothing about living in one on a private lot7. Georgia's tiny-home rule for site-built or modular units is also limited rather than open-ended20.
Call Tifton Planning & Zoning with the address and ask for a zoning verification letter, which the city offers as an online application1221.
Building a home in Tifton: the steps, in order
- Ask Planning & Zoning to confirm the lot's district and what it allows, using the zoning verification letter application12.
- Check lot area and setbacks for that district against your plans59.
- Confirm sewer or septic with the city, and with Tift Environmental Health if the lot needs a septic system1718.
- Email your permit application and plans to Building and Permitting143.
- Owner-builders may build their own home without a Georgia contractor license, but must still follow local codes, permits and inspections6.
- Schedule inspections through Building and Permitting as work proceeds13.
- A driveway that meets a state highway needs a state permit from the Georgia DOT district office22.
What stays with Tift County, and what to check before you buy
Tifton's rules stop at the city limit. Outside it, Tift County zoning and building permits apply, and the Tift County page covers the unincorporated area23. Septic is handled by the county health department either way4.
Wells are not a city permit either: a licensed contractor must notify the county health department before drilling24. Development in flood-hazard areas in the unincorporated county needs extra technical information with the building permit25; we did not confirm the city's floodplain rules.
For money questions, county figures apply: Tift County's effective property tax rate is 0.9% and the median bill is $1,339 a year2627.
Watch-outs
- The City of Tifton warns that its online code may not include the latest amendments, so confirm current rules with Planning & Zoning before relying on a district standard1.
- Lot size, setbacks and height differ by district, and supplemental standards can add lot area or setbacks for specific uses59.
- We could not confirm which building code edition, certificate of occupancy process, accessory dwelling rules or sewer connection rules Tifton applies; ask Building and Permitting3.
- The county's rules for unincorporated Tift County do not apply inside Tifton city limits, and the city's rules do not apply outside them23.

- Share of soils USDA rates "not limited" for a conventional septic drain field (SSURGO). A strict rating: the median county is about 6% and a tenth of counties are 0%, so a low figure means most lots need a site evaluation or an engineered system, not that septic is impossible.
