Does Ironton, Missouri have zoning?
Yes. The City of Ironton adopts and administers its own zoning ordinance, Chapter 402 of the city code, and it applies inside city limits only1. The code divides the city into ten districts, among them agricultural, single-family residential (R-1), general residential (R-2), mobile home park (MH), three commercial districts and two industrial districts5. The district map is kept at the city clerk's office, so ask City Hall which district a specific lot falls in5.
Minimum lot sizes, setbacks, height limits and minimum home sizes sit in a separate height-and-area table that we could not confirm, so ask City Hall for the figures for your district before you buy. Modular homes count as single-family dwellings in appropriate districts10. Mobile homes are allowed in approved mobile home parks with two or more spaces; single mobile homes on ordinary lots are restricted9. We could not confirm any rule for tiny homes or accessory dwellings, so ask City Hall.
Do you need a building permit in Ironton, and who issues it?
Yes for most residential work. Ironton has adopted the 2015 International Residential Code for one- and two-family homes and townhouses7. Under the city's amendments, one-story detached accessory structures up to 120 square feet, sidewalks, driveways and patios not more than 30 inches above grade, and replacing finishes, siding, roofing, windows and doors on an existing structure do not need a permit6. We read only part of the exemption list, so confirm anything else with City Hall.
The city's permit page says to bring a drawing of your plans and a materials list to City Hall; building permits start at $50.00 and an occupancy permit costs $35.002. A building permit lapses unless construction starts within 6 months of issue11. Lots in a subdivision must also satisfy the city's subdivision rules before a permit issues12.
How do septic permits work inside Ironton?
Onsite wastewater permits in Iron County are handled by the Missouri Department of Health and Senior Services, not the county or city3. A construction permit is required before installing or repairing most onsite systems, and some single-family lots may be exempt13. Start by requesting an application number through the state form14. Application fees are temporarily suspended as of August 28, 202613.
Whether a home inside Ironton must connect to city sewer or water, and whether a septic system is allowed on a city lot, we could not confirm. Ask Ironton City Hall before you assume either15.
Can you live in an RV in Ironton, Missouri?
Generally no. Ironton prohibits locating a vehicle designed for living or sleeping anywhere inside city limits other than a recognized, currently authorized trailer court4. The city also bars parking such a vehicle on public or private property outside a trailer court, and the vehicle may not be moved onto a foundation to get city sewer, light or water16.
There is a narrow exception: one trailer coach per lot is allowed if you obtain written consent from each adjacent property owner before locating it8. Land outside city limits follows Iron County's rules instead; see the Iron County page.
Building a home in Ironton: the steps, in order
- Call Ironton City Hall to confirm the zoning district and its lot and setback rules15.
- Confirm the street giving access to the lot meets the city's major street plan12.
- Bring plans and a materials list to City Hall for a building permit2.
- Ask City Hall about sewer connection; if the lot has no sewer, request a septic application number from DHSS14.
- Schedule inspections with the City Inspector, then get an occupancy permit before moving in2.
What stays with Iron County, and what to check before you buy
Septic permits come from the state through Iron County's listing, and a driveway onto a state highway needs a MoDOT permit17. Floodplain development needs a permit from the local community18; Ironton's own floodplain chapter is unconfirmed. Private wells: landowners may install their own well or pump without a permit under state rules19.
Iron County's soils matter for septic: USDA rates about 2.2% of county soils as not limited for conventional drain fields, so expect a site evaluation and possibly an engineered system20. The county's effective property tax rate is 0.7%21. For land outside city limits, use the Iron County page.

- Share of soils USDA rates "not limited" for a conventional septic drain field (SSURGO). A strict rating: the median county is about 6% and a tenth of counties are 0%, so a low figure means most lots need a site evaluation or an engineered system, not that septic is impossible.
